Buy a laser rangefinder, the best investment before buying your house.

Do you want to buy a house? Great, but if you want to know the actual square footage of the property you are going to buy, I highly recommend purchasing a laser range finder.

The real estate is sold as “cuerpo cierto”, that is to say as it is seen and you will not be able to claim for the m² appearing in the documents and which do not correspond to reality.

In Spain there is no standard for the publication of surface measurements of real estate and the owner is not required to provide a certificate of the surface area of the house.

It may also happen that the house has been extended without the new construction being updated in the property register.

Almost always the areas are not the same in the property register and the cadaster. In addition, the distribution of surfaces between the interior surface, porches, terraces and common areas is not always detailed.

And what about the square meters published in advertisements and property descriptions which are much higher than the useful m2 you will benefit from.

It is a pity that few real estate agents have a laser rangefinder to check surfaces during visits.

So, investing around 50 euros in a laser range finder would be the best investment to compare houses and help you make the best purchasing decision.
