Are growing the Proportion of New-Build Home Sales in Marbella?

When I walk around Marbella, I get the feeling that I am seeing more and more cranes and complexes under construction. However, I took a look at the sales figures provided by the Registradores de España (Land Registry of Spain), and I was very surprised to find that my perception does not reflect reality.

In Marbella, since 2021 and the end of the COVID-19 pandemic, the percentage of new home sales relative to the total number of transactions (new builds and resales) has changed very little, remaining between 8% and 10%.

The lack of building land and delays in obtaining building permits significantly limit the number of new builds registered in Marbella compared to other municipalities on the Costa del Sol.

 

Here is a comparison of the share of new-build sales across several municipalities on the Costa del Sol:

Marbella: 7.94%

Benahavís: 10.36%

Fuengirola: 11%

Málaga Capital: 13%

Mijas: 16.5%

Casares: 17.5%

Estepona: 25%, The true engine of new-build developments in the "Golden Triangle." Its intense promotional and construction activity means that one in every four sales is a new build.

 

The Impact of International Buyers

International buyers now represent 34.75% of new home acquisitions in the province of Málaga. Within the Golden Triangle (Marbella-Benahavís-Estepona), this share exceeds 60% and approaches 90% in the luxury segment.
