The Marbella real estate market continues to expand its diversity of international buyers. In addition to the well-known emerging markets such as the United States, Canada, Poland, and the Gulf countries, new nationalities are gaining prominence:

The United States: The transatlantic protagonist
They already represent around 3.35% of international purchases in Marbella, with an estimated growth of 34% by 2024, thanks to the Mediterranean lifestyle and direct flights from Malaga to New York
Canada: Discreet but influential
Although exact figures are unavailable, a sharp increase in Canadian buyers is observed in Marbella's luxury segment
Poland: Constantly expanding
They represent approximately 2.97% of purchases in Marbella and 4.53% of the total in Spain, with more than 4,200 homes purchased
The Middle East: Boundless luxury
Buyers from the United Arab Emirates, Saudi Arabia, and other Gulf countries are strongly present in the ultra-luxury market (brand-name residences, high-cost villas)
Latin America: Diverse profiles seeking investment and stability
During the years of the golden visa program, Latin American investors—such as Venezuelans, Peruvians, and Mexicans—have also purchased properties in desirable areas of the Costa del Sol, including Marbella.
Ukraine, Russia: Growth Driven by the International Situation
Home purchases by Russian and Ukrainian citizens in Spain have experienced a clear and growing increase since 2020, with notable peaks in 2022 and the first half of 2023. For 2024, the upward trend continues, especially among Ukrainians, with a +26.3% year-on-year increase.
